These General Terms and Conditions (AGB) apply to all rental agreements between BOSU GmbH (hereinafter referred to as “Landlord”) and tenants (hereinafter referred to as “Guests”) who book an accommodation for short- or medium-term use. By making a booking through our website or a booking platform, the guest agrees to these terms.

The accommodations may only be used for residential purposes. For medium-term rentals (up to 6 months), the tenancy is established exclusively as a secondary residence in accordance with § 1 para. 2 no. 3 MRG. Main residence registration is not possible.

Note: In Austria, registration with the local authorities is mandatory for stays exceeding 3 days. Guests are solely responsible for registering with the appropriate municipal authority (Meldezettel).

• Bookings are made directly via our website or through booking platforms (e.g., Booking, Airbnb, etc.).
• Payments can be made by credit card (Stripe) or bank transfer.
• A booking is only considered binding upon written confirmation by BOSU GmbH.

• The minimum rental period is 2 nights.
• For medium-term rentals, the rental period may not exceed 6 months.
• Automatic extension is not permitted and requires a new agreement.

• Check-in: 3:00 PM – 10:00 PM
• Check-out: by 10:00 AM

Rental prices apply per night or per month, regardless of the time of arrival.

The following services are included in the rental price:

• Electricity, water, heating
• Bed linen, towels
• Wi-Fi, television
• Final cleaning
• Basic consumables (soap, shampoo, tea, coffee, etc.)

Not included: food, dental care products, laundry service.

• A security deposit is required prior to arrival. The amount varies depending on the property.
• The deposit serves as coverage for damages, key loss, or excessive dirtiness.
• The deposit will be refunded within 14 business days after proper return of the property.

• Free cancellation within 24 hours of booking
• Up to 7 days before arrival: 50% refund
• Less than 7 days before arrival or no-show: 100% of rental cost will be charged
• Different cancellation policies may apply on booking platforms.

The maximum number of guests per accommodation must not be exceeded. In case of violation, BOSU GmbH reserves the right to terminate the rental agreement immediately without refund.

Pets are only allowed in selected accommodations and only upon prior approval. A fee of €20 per pet/month applies. Pets may not be left unattended in common areas.

• All keys provided must be returned in full at check-out.
• In case of loss or damage, the landlord may change the locks at the guest’s expense.

• No noise or music after 10:00 PM
• Parties or events are not allowed
• Repeated violations may lead to immediate termination of the contract

• Guests are liable for any damage caused to the accommodation.
• Use is at the guest’s own risk. BOSU GmbH accepts no liability for accidents, theft, or loss/damage of personal property.

The competent district court in Vienna shall have exclusive jurisdiction. Austrian law applies exclusively, excluding the UN Sales Convention. The contract language is German.

By ticking the checkbox in the booking form, the guest agrees to these General Terms and Conditions. The current version is available on the BOSU GmbH website.

Personal data is collected and processed in accordance with the applicable provisions of the General Data Protection Regulation (GDPR). For more details, please refer to our Privacy Policy available on our website.

The landlord or authorized personnel reserves the right to access the accommodation with prior notice to the guest, for reasons such as maintenance, inspection, or emergencies.

All equipment in the accommodation, including Wi-Fi, electrical devices, and safety systems, must be used properly and with due care. Any manipulation, misuse, or unauthorized modification is strictly prohibited and may result in liability for damages.
