These General Terms and Conditions (AGB) apply to all rental agreements between BOSU GmbH (hereinafter referred to as “Landlord”) and tenants (hereinafter referred to as “Guests”) who book an accommodation for short- or medium-term use. By making a booking through our website or a booking platform, the guest agrees to these terms.
The accommodations may only be used for residential purposes. For medium-term rentals (up to 6 months), the tenancy is established exclusively as a secondary residence in accordance with § 1 para. 2 no. 3 MRG. Main residence registration is not possible.
Note: In Austria, registration with the local authorities is mandatory for stays exceeding 3 days. Guests are solely responsible for registering with the appropriate municipal authority (Meldezettel).
Rental prices apply per night or per month, regardless of the time of arrival.

The maximum number of guests per accommodation must not be exceeded. In case of violation, BOSU GmbH reserves the right to terminate the rental agreement immediately without refund.
Pets are only allowed in selected accommodations and only upon prior approval. A fee of €20 per pet/month applies. Pets may not be left unattended in common areas.
The competent district court in Vienna shall have exclusive jurisdiction. Austrian law applies exclusively, excluding the UN Sales Convention. The contract language is German.
By ticking the checkbox in the booking form, the guest agrees to these General Terms and Conditions. The current version is available on the BOSU GmbH website.
Personal data is collected and processed in accordance with the applicable provisions of the General Data Protection Regulation (GDPR). For more details, please refer to our Privacy Policy available on our website.
The landlord or authorized personnel reserves the right to access the accommodation with prior notice to the guest, for reasons such as maintenance, inspection, or emergencies.
All equipment in the accommodation, including Wi-Fi, electrical devices, and safety systems, must be used properly and with due care. Any manipulation, misuse, or unauthorized modification is strictly prohibited and may result in liability for damages.
