Arrival and departure
They are specified on your invoice. Lettings are charged by the day, regardless of the time of arrival or departure.
Check-in: 3 pm- 10 pm
Check-out: 10 am
Departures and arrivals outside these hours can be arranged at the time of booking, and a 25 euro fee may apply.
What is included in the fee?
Water, power, heating, bed linen and towels, full equipment accommodation, Local Authority taxes, rental charges, TV, wi-fi, tea, coffee, soap, shower gel, and shampoo and all other amenities are listed individually for each apartment.
What is NOT included in the fee?
Personal food, laundry, and personal care products such as toothpaste, and brush.
Cancellation Policy
In case of booking cancellation, we will apply the following provisions:
Free cancellation up to 24 hours after making a reservation: 100% refund.
Up to 7 days before arrival date: 50% non-refundable deposit of the whole stay is due.
No show or less than seven days before arrival date: full stay charge is due.
Regarding reservations per online Platforms such as Airbnb or Booking.com, the Cancellation Policy can be different.
Payment
We accept Airbnb or Credit card payments (Stripe).
Occupation
The number of guests may not exceed the accommodation for the property stated on our website or the number indicated on the rental agreement of the property. Dwell Bell Flats reserves the right to terminate any rental agreement regarding infringement of this condition, where rental guests must vacate the property immediately without a refund.
Deposit
The tenant is obliged to pay the damage/key deposit on arrival. Damage deposit depends on each flat and can vary. We reserve the right to keep the deposit until the guest’s departure. The damage/key deposit must be paid before arrival and can be withdrawn from the card or in cash. The damage/key deposit will be returned in full to the rental guests on the day of the guest’s departure, subject to completion of crucial return, property inspection, and any adjustments necessary for damage, breakages, or otherwise. Please advise us of any damages or breakages that occur during your stay. If you can’t replace a broken item (on a like-for-like basis), let us know so that it can be replaced or repaired for the enjoyment of future guests and property owners. If the damage left after the guest is significant, and the deposit is not enough to cover the damage, the tenant will be charged an additional bill within five days after departure.
Unpredictable situations
Should you lock yourselves out of the property, you will be subject to a € 70,00 call-out charge
(€120.00 between 9:00 and 18:00;
€150.00 between 18:00 and 22:00;
€180.00 between 22:00 and 9:00, but it may vary depending on weekends and other conditions). Should a locksmith be required to gain access (e.g., if keys are in the lock inside etc.) or if keys have been lost, then the guests will be charged accordingly.
This payment must be made before re-entry into the property.
While reasonable care has been taken to ensure the health, safety, and security of guests, neither Dwell Bell Flats, the property owners, nor agents acting on behalf of the rental of properties in our portfolio are liable nor can be held responsible for any losses, damage, incidents, accidents or personal injuries during the rental period or arising from the rental of the property whether on or off the property.
The guest must pay the damage/key deposit on arrival, which we reserve the right to keep until the guest’s departure.
Neighbourhoodэ
Most of our holiday rental properties are located in established residential areas. Rental guests agree to respect the privacy and environment of those residents who may or may not be on holiday. If your property is part of community development, you must agree to abide by the community rules for that property and urbanization. These rules are available in all features where they apply. Noise and music are not allowed at all properties after 10 pm.
No project presentations or Partys are not allowed. In such a case, the booking will be stopped immediately.
Availability request
After placing a request on our website, you will receive an e-mail about the chosen apartment’s availability. Once you have received written confirmation of availability by e-mail from us, you may proceed with your booking and signing the lease contract, which will be sent to you.
Pets
Pets are welcome in some of our properties, and you must inform us of your intention to bring a pet at the point of booking. There is a pet surcharge of 20 Euros per pet for a maximum of one month for the stay duration. Pets must have their full papers and be insured to stay in those properties that allow them. Failure to clean up after your pet may result in the termination of your rental agreement. Pets must not be allowed to roam free or otherwise in communal areas. Dogs must be kept on a lead when leaving the property. Pets should not cause a disturbance within a community, and community rules to apply regarding areas of use.
Equipment
Fire precaution is provided in each property and has been serviced to the current standards under Spanish law. The precautions are there for use in an emergency and are not to be tampered with in another event. Should these precautions be misused, the renter will be charged for the replacement costs of this equipment.
Pools are provided as part of the property or the community at some of our properties. The pool rules provided or as part of the community apply in these. Children under 12 must not use pools without supervision. Please respect the pool rules.
Renters do not have the right to change the structure or use of any property provided on a short-term holiday rental basis.
The guest bears full financial responsibility for the damaged property. The key/damages deposit is used for this purpose. If the damage left after the guest is significant, and the deposit is not enough to cover the damage, the guest will be charged an additional bill within five days after departure.
Safe
Not all apartments are equipped with safes. Dwell Bell is not responsible for losing cash, documents, or valuables in the apartment.
Extra (Cleaning)
Additional cleaning services can be carried out and paid as extras, and the service must be requested in advance to allow management to organize cleaning.
Responsibility
Each accommodation has been visited and checked. The descriptions contained in web pages are correct and drawn in good faith. The guest is asked to contact the property or its responsible person for any problem. The guest is obliged to give the property time to resolve the issue.

Dwell Bell Flats operates as an agent for property owners wishing to rent their property for short and medium terms through the agent intermediary. The agent represents a client interested in renting a property and acts on his behalf for the rental as outlined in the lease contract.
Booking acceptance is subject to the availability of the selected apartment and payment of the Rental Deposit.

Other things to pay attention to: Please note that we are required to collect personal information from each guest who books our apartments. After confirming your reservation, you will receive a link where you must provide us with your personal information, which is required by law in digital form. No confidential information will be collected. You will also need to accept our terms regarding our house rules.

In the following data protection declaration, we inform you about the most important aspects of data processing within the scope of our website. We collect and process personal data only on the basis of the legal provisions (Basic Data Protection Regulation, Telecommunications Act 2003).
As soon as you access or visit our website as a user, your IP address, and the start and end of the session are recorded. This is for technical reasons and therefore constitutes a legitimate interest iSv Art 6 para 1 lit f DSGVO.
Contact with us
If you contact us, either via our contact form on our website, or by email, then the data you send us will be stored for six months for the purpose of processing your request or in the event of further follow-up questions. Your data will not be passed on to third parties without your consent.
